Scope Inclusions/Exclusions:

• Equipment mobilization/demobilization (x2) assuming work will be completed in the 2024 and 2025 construction seasons.
• Site Preparation
  • Site stripping and offsite removal.
  • Site cut to fill as required, offsite removal of excess materials.
  • Materials required for building/footing backfill to be stockpiled onsite at an agreed upon location.
  • Assume Owner will provide a certificate of clean fill prior to site earthworks commencing.
• ESC measures included. Maintenance of ESC measures by others once installed.
• Building Earthworks
  • Bulk building excavation and offsite disposal of surplus material.
  • Detailed pad and strip footing foundation excavation. Crane pad excavations if required to be extra. We have assumed neatline cut of all footing excavations. Any bump outs or dropping of footings due to design will be extra.
  • Backfilling of foundation with common/native material.
  • Slab on grade preparation including supply of 19 mm crush and 6 mil polyethylene sheeting. Geosynthetics if required will be extra.
  • Weeping tile installation is not included.
• Site Earthworks
  • Parkade ramp excavation and offsite disposal. Ramp preparation including subgrade, 19 mm crush and 6 mil polyethylene sheeting prep. Geosynthetics if required will be extra.
  • Parkade trench drain with grate not included, can be included with further detail provided.
  • Subgrade and sub-base preparation for exterior building parking lot areas. Non-woven geotextile to be a Nilex 4551, Layfield LP6, or approved equivalent.
  • Site concrete not included (sidewalks, concrete pads, stairs/risers, concrete ramp for underground parking, retaining wall).
• Underground Utilities
  • Water servicing and hydrant.
  • Sanitary sewer servicing.
  • Storm sewer piping, concrete box culverts and associated manholes.
  • Storm sewer flow control device and oil grit separator supply and installation, as per details on DWG’s C6 and C7.
  • Exclude natural gas servicing to be by Others.
  • Tie-ins to existing utilities and backfill to original condition included.
• Curb, Gutter & Asphalt (Separate Pricing)
  • 150 mm thick base gravel installed and prepped for curb, gutter and asphalt.
  • Placement of curbs & gutters.
  • Asphalt paving at 75 mm thickness.
